St Phillips School

Description of works:

Knightsbridge Property Services were appointed to undertake a washroom upgrade to the pupils and staff toilets. The works consisted of stripping out the washrooms independently via an agreed programme with the school, to ensure the remaining facilities were left in use by the pupils and staff.

The existing washrooms were very dated and were subject to a full reconfiguration, including all subterrain drainage and water pipework feeds. The floors were prepared and replaced with new non slip vinyl coverings throughout. The walls were prepared and new hygienic board coverings installed. New cubical systems and vanity units were installed, along with replacing all the basins, WC’s and taps as required.

APHA Veterinary Labs

Description of works:

Knightsbridge Property Services were appointed to overhaul an external ramp system at the Veterinary Laboratories in Shrewsbury. The dilapidated state of the ramp was no longer fit for purpose and it was in need of an upgrade to current standards. Over a 4-week period, KPS demolished parts of the existing ramp and retaining walls and reinstated new walls and drainage to make the ramp larger and more suitable for modern farm vehicles that would be bringing animals to the post-mortem labs. New key clamp handrail systems were installed to give added protection to both staff and building users. Once all works were completed, an acid resistant anti slip resin system was installed across the whole area, to give greater protection to the area against any highly caustic disinfectants that may be used in the future.

Boleyn School Trust

Description of works:

Knightsbridge Property Services for the 3rd Year running have partnered with the Boleyn School Trust to carry out various works packages throughout the School Summer Break.

During August 2020, KPS carried out some temporary repair works, following a structural survey, due to timber rot issues related to the flooring in several classrooms. Many of timber joists had perished and the ties to the external walls had rusted and failed causing major H&S hazards. KPS carried out temp repairs and installed ACRO props under the floor, and a full scope of works were prepared for 2021.

During August 2021, KPS revisited the same classrooms and stripped them out completely, removing all the existing flooring substrates to gain access to the structural timbers. Repairs were carried out throughout each area and new timbers and bracing was installed to meet the structural surveyors’ recommendations.
Externally to aid the above, KPS installed externally to each classroom new channel drainage to aid the removal of water against the wall line to prevent the ingress of water and timber rotting going forward.

Once all H&S items were addressed, KPS also carried out several lifecycle tasks within the same areas. All classrooms were fully redecorated including updating all existing woodwork to the new school colours. Each classroom had new heavy-duty carpet installed and vinyl for each small kitchenette/wash station located in each area.

 

Eden Girls School

Description of works:

Knightsbridge Property Services (KPS) recently completed a Window and Door upgrade scheme at Eden Girls School, Walthamstow. KPS undertook the replacement of plant room doors (Metal) and various windows around the school due to the existing timber doors and windows being past economical repair. Whilst carryout out these works KPS also had asbestos panels removed under strict asbestos regulations by our appointed specialist.

Southwark Crown Court

Description of works:

Knightsbridge Property Services (KPS) tendered and procured a package of life cycle works at Southwark Crown Court alongside ENGIE for one of our historical clients HMCTS. Many of the courts have suffered with equipment failure due historical maintenance issues or end of life cycle equipment failure. The court had suffered with issues related to cooling of the building and providing hot water during the summer months.

KPS carried out a full replacement of the summer hot water boilers and calorifier to a more efficient system including replacement of the non-compliant flue system, to give the court much needed resilience, backed up by a 5-year manufacturer’s warranty. Alongside these works, KPS installed a temp chiller to give the site coverage during the works, and then removed and replaced 2nr Chilled Water Pumps, and 3nr Condense Pumps with new efficient variable speed pumps. Pipework, BMS, and Electrical alterations were carried out to integrate the pumps into the existing site systems.

HMP High Down Prison

Description of works:

Knightsbridge Property Services were appointed to undertake ground preparation to receive a new free standing training unit, to excavate and install a new concrete vehicle access ramp and new internal training area within the prison. KPS then had to create two offices from the one existing office. Then we Installed a new shutter and gate system in the taylor workshop, adding a new ramp, using a propping system.

For the new Kirkham unit KPS were asked to create a new soakaway, a new base and drainage. KPS also erected and built the unit and decorated. A pergola was also built between the existing and new units, as requested by the client.

Description of works:

Knightsbridge Property Services were appointed to work with the Royal Borough Greenwich to create a new authority depot for their mobile services. The creation of this depot involved a new car park area for a new Modular Building, which they would be using as a satellite office. The area had a high specification, with Self Drain Tarmac, Electrical car charging points, new LED lighting and much more.
