Environment Agency-Osney Mead Depot, Oxford

Description of works:

Knightsbridge Property Services recently completed an upgrade of emergency lighting systems throughout the building and an accessible toilet and first aid room installation. The building was noted to be non-compliant following a recent survey, which highlighted the need for the upgrades.

The works were carried out whilst the site was still live with no interference to existing EA operations. KPS had 2 teams working together on both accessible toilets and the emergency lighting systems. New fittings, cabling and switchgear were fitted throughout sometimes in challenging conditions working near live waterways, once wired these were commissioned and tested and left fully compliant with all relevant certification.

The existing toilet and first aid room that weren’t fit for purpose, were stripped out and removed and new DDA compliant system was installed, including doors, partitioning, and lighting and sanitary equipment. Works were handed back to the client on target and within budget.

St Bartholomews Hospital

Description of works: Knightsbridge Property Services have recently developed a redundant area in the Path Laboratory area to the hospital. KPS works closely with CBRE/NHS to finalise designs and create a staff rest area, taking an area within the hospital which was sectioned off from use. The building was not used for a number of years and subsequently suffered from damp. Throughout the planning of the project, we reviewed various heating and lighting systems to ensure the end result was exactly to the client’s needs.

The area now comprises a small break out area, Toilets, wash facilities and a storage area. The area had new door sets, insulated walls (fire rates 30 min), new flooring, ceiling, lighting, ventilation and is now fully modernised and insulated fully to maximise the energy efficiency ratings for the client’s budget.

The project was handed over on time and on budget and is now being utilised as a key area for the NHS staff within this area of the hospital.

Teddington Hospital

Description of works: Knightsbridge Property Services have recently refurbished various sections of Teddington Hospital. The works compromised of large scale flooring replacement, decoration, ceiling grid replacement, relocation of bed bays, specialist hand wash bays (Trovex), new drainage runs and all other associated works.

Throughout the planning of the project, we reviewed the operational demands and phased the works for both in and out of hours, to ensure the Hospital ran its daily operations within being effected by the works.

The area’s now have a higher occupancy rate, by better utilising the areas. Furthermore, some area’s which were just used for consultations can now be used for minor procedures, due to the new lighting and wash facilities. Externally we had to undertake extensive groundworks, to allow the new gravity fed drainage runs, rather than the specified pump system. This was a cost neutral change for the client, but gave future benefits within the ongoing maintenance.

Tunbridge Wells Hospital- Radial Lounge Upgrade

Knightsbridge Property Services recently completed a change of use of upgrade at Tunbridge Wells Hospital to convert a redundant clinical room into a 4 bed endoscopy recovery room. KPS were employed as the principal contractor for the works which meant having to engage with specialist manufacturers for Medical gas, IPS Systems, and Clinical Curtain systems.

As with all hospital related works, it is imperative that there is no interference with hospital operations, KPS carried out works across in hours and OOH shifts to complete works with minimum disruption. Works were completed 1 week ahead of schedule allowing the hospital trust to make use of the area sooner than anticipated.

Poole Law Courts

Description of works: Knightsbridge Property Services were the preferred contractor to carry out the enabling works at Poole Law Courts, which saw Bournemouth Magistrates Court close and relocate.  The works involved creation of a new Tribunals court room & medical room on lower ground floor.  The refurbishments of 2 large Court rooms, including the construction of public galleries and 2 brand new Court dias’, and the refurbishment of administration office including creation of Manager’s office on ground floor.  Strip-out of 4th floor and creation of new larger Court room with dias and Judges Chambers with private bathroom.  Refurbishment of cell blocks, kitchen and staff areas and creation of 4 new cell blocks.  Works were carried out inside and outside of normal working hours as required and all works were completed whilst the Court remained in use and open to the public.

The project works were completed within agreed budget and given timescales allowing the relocation of Bournemouth Magistrates Court prior to the new scheduled opening day.

Piper House – London

Description of works:

Knightsbridge Property Services was presented with a building suffering from severe damp and mould. Our task was to refurbish areas of the building following an overhaul of the air conditioning system. These works were substantial, and included living areas and adapted bathrooms utilising as much of the existing fixtures and fittings as possible. This was a specific request of the clients, to enable their budget be focused on the fabric and ventilation works. The building provided special care for its residents and needed to remain operational throughout the duration of works, therefore our works had to be well planned and completed to a strict timescale.

Camberwell Green Magistrates Court

Description of works: Not all the work we undertake at Knightsbridge Property Services is planned and scheduled in advance. On occasions clients ask us to react at short noticed to undertake emergency works, this is a good example of this. We received a call from site informing us the court had debris falling, endangering people. We immediately attended site with a client representative and cordoned off the immediate area. Within 48 hrs further temporary repairs were undertaken, utilising access equipment, which was undertaken successfully and the court can continue to function whilst the client investigates the long term solution.

Peppermint Centre – London

Description of works:

Knightsbridge Property Services attended an urgent call to rectify trip hazards outside a medical centre. Upon arrival it was clear to the team that whilst the areas could be lifted and replaced, which would have mitigated the immediate risk, we needed to deal with the root cause of the issue. It was clear that the cause of this issue was deliveries and waste trucks using the pavement area for access. Our proposal was not only to fix the trip hazards, but to also install heavy duty bollards, preventing the pavement being used by motor vehicles and finding the long term solution.

These works included, uplifting 3x walkways totalling 94 square meters, levelling the area off and compacting, with screed being applied to all areas with sharp sand. As well as replacing the slabs, we also installed 14x Concrete bollards to stop vehicles mounting the kerbs and causing pavement to sink.
