Central School of Ballet

Description of works:

Knightsbridge Property Services were employed to carry out an interior fit across 5 floors of the building in Southwark to allow the Central School of Ballet to relocate from their existing building into this new location in Southwark. 

Works were challenging, having to setup robust communications between KPS and the M&E contractor on site.

Highbury Magistrates Court

Description of works:

Knightsbridge Property Services were employed to carry out a resurfacing of the existing car park.  Included in the project was the decoration of internal walls and light wells. 

Works also include to remedy any structural issues by means of repair alongside any recommendations by a structural engineer.  All noisy works were completed alongside working times from the Court itself to reduce disruption to the Court and to the surrounding residents.

New Look – Gillingham

Description of works:

Knightsbridge Property Services attended a reactive emergency job where stone work had moved over time and had become unsafe. Our emergency team attended, built an emergency scaffold and carried out strapping to the stone to make it safe.

The follow-on works involved a further attendance by a structural engineer, who specified the works required to rectify. Once the full scaffold was up, a full survey was carried out with a further inspection, identifying further remedials works required across the front façade of the building.

Worthing Probation

Description of works:

Knightsbridge Property Services were awarded the works to repair the porch and lower front bay windows to Worthing Probation Office.  Works included raking out defective pointing and re-pointing using lime, sand and cement, removal of defective porch timber, re-construction and re-decoration. Installation of new French drain and associated repairs and creation of water proof cover for basement window.

Works were carried out during the COVID-19 lock down period as this was deemed a Government building and essential works for Health and Safety reasons.  The office was temporarily closed 4 days a week, so operatives carried out the works over the 6 days the office was closed ensuring weekend working times were adhered.  This removed the risk of any cross-infection between staff on site and contractors.

APHA/DEFRA Weybridge

Description of works:

Knightsbridge Property Services recently completed the removal and replacement of an existing defunct Trane Chiller located in an internal plant room for a critical science lab at APHA Weybridge.  KPS took the scope provided by the client and liaised with Trane to come up with the best unit to meet the client requirements for lab operations. 

KPS organised the chiller delivery and crane to allow it to be slopped into its new position through a louvered panel in the building and the subsequent removal of the failed unit.  Once installed KPS carried out alterations to all the existing pipework and services to be feed the new chiller.  The unit was successfully connected by KPS and then commissioned by Trane.

Bromley Churchill Theatre

Description of works:

Knightsbridge Property Services recently completed cladding removal and replacement works at the Bromley Churchill Theatre.  The site had been clad in faux slate tiles in the early 1970’s and the adhesive had started to fail.  Brass screws were used to fix the tiles but in 2015 the concete behind the screws was failing.  A protection scaffold was erected and scope written with SIKA to address the Health and Safety issue. 

All the slate was stripped and the concrete which was spoiled was cut out and repaired as needed.  A 4 part render  system was installed onto the repaired concrete and repainted.  A 10 year guarantee was provided and then all scaffolds were removed.

Watford Magistrates Court

Description of works:

Knightsbridge Property Services were required to reconfigure several rooms on a single floor level, which included 4 court rooms. The extent of the works consisted of partial demolition of some of the existing walls, installing new openings, adding partition walls, fitting doors & court room barriers, replacing suspended ceilings, flooring and decorations.

KPS were asked if we would be able to phase the works in such a way as to allow two of the courts to remain in operational use. Further to this, the building had significant power issues, not identified within the client’s scope of works.

Knightsbridge Property Services were engaged to refurbish the three main toilets within the main entrance to the public hall area. The works involved stripping out all of the existing WC area and replacing with new ceilings, flooring, cubicles and sanitary ware. KPS also re-decorated four of the judge’s rooms as per the agreed specification.

Wakehurst Place Cabin Project

Description of works:

Knightsbridge Property Services were employed to facilitate the installation of a new storage warehouse. Our onsite team undertook groundworks, stripped out of redundant fixture and walls, constructed new walls, installed new storage warehouse, relocated existing shipping containers and decoration works.

In addition to this KPS were asked to undertake various electrical elements which included installing new light fittings, additional sockets, isolate/ relocate fuse board, test and commission. The works were undertaken on a live site, with access and egress required at all times, as the work was taking place along side a main access road.

Kensington Town Hall

Description of works:

Kensington Town Hall plant room AHU heating and cooling starting to show signs of lifecycle expiry. Knightsbridge Property Services were appointed by the council to survey for the replacement of heavily scaled valves and associated pipework. Works commenced one week before Christmas after the schedule of works had been agreed with the client.

Access for works were heavily restricted due to bookings of the council halls and meeting room areas taking priority over the schedule of works. All corroded valves were replaced and where required pipework adaptations made to accommodate new valve works. All the AHU equipment in the plant room’s required remedial work carried out.

Knightsbridge Property Services were employed to enclose the rear van dock area to create a holding area.  A purpose built cage with an access door controlled via video link and digital pad entry were included.  The side area was also incorporated into this project and a gate installed for access.

Inner London Crown Court

Description of works:

Knightsbridge Property Services recently completed a roofing overlay replacement at the Crown Court.  The property is a Grade 1 listed building located in Southwark.  There have been various roof leaks caused by inadequate roof deck and failed Perspex roof lights.

KPS devised a scope of works to clear all the flat roof area of debris, and provide a hot bitumen overlay with walkway cap sheet to approx 1600 m2. All the failed Perspex was replaced within the roof lights.

VOSA Ashford

Description of works:

Knightsbridge Property Services were engaged to deliver a full reconfiguration project, within a strict 5 week programme. The works were scheduled to be undertaken on a fully operational site, so programming was a critical aspect of the works. The project consisted of a two level office building to be reconfigured to allow a higher capacity of staff to be able to use the facility.

The scope of works included demolition and construction of new walls, reconfiguration of suspended ceilings, door openings, relocation of kitchenette from ground floor to first floor and all M&E enabling works. Externally the KPS team adjusted kerbing and pathways, along with new line marking and parking areas.
