KPS was appointed to carry out the reinstatement of building fabric, mechanical and electrical services following a significant water damage incident at Quadrant Court in Woking.
The works covered multiple floors, from the 4th floor plantroom through to ground level, requiring a coordinated approach to testing, repair and reinstatement within an operational commercial building.

Following a burst water pipe within the 4th floor plantroom, extensive damage was caused to both building fabric and mechanical and electrical systems throughout the affected areas.
The project required detailed assessment, testing and phased reinstatement, ensuring all systems were fully operational and compliant while managing disruption within an occupied environment.

Scope of Works

The project was delivered in two key phases, allowing for structured testing and controlled reinstatement of all affected elements.

Phase 1 – Testing & Assessment

A comprehensive testing programme was undertaken to assess the condition and functionality of all impacted systems, including fire protection, HVAC, electrical systems and life safety infrastructure.

This included testing and inspection of:

Fire protection to structural steelwork
Air conditioning systems and fan coil units
BMS and control systems
Lighting and power distribution
Fire alarm and access control systems
CCTV and AV systems

Phase 2 – Reinstatement & Repair

Following assessment, full reinstatement works were carried out across multiple floors, covering both mechanical, electrical and building fabric elements.

Works included:

Repair and reinstatement of fire protection systems
Replacement of damaged ceilings, partitions and wall linings
Floor repairs including raised access flooring and finishes
Reinstatement of fire-rated elements and structural protection
Redecoration and finishing throughout affected areas

Result

The Result

The project was successfully completed within a 24-week programme, restoring the building to full operational condition following significant water damage.
Through a structured, phased approach, KPS ensured that all systems were tested, compliant and reinstated to a high standard, allowing the client to resume normal operations with confidence.
