Challenges

Coordinating Roofing Works Across Three Live School Sites

KPS Ltd was appointed through its framework with Surrey County Council to deliver a multidisciplinary roofing programme across three schools.

The programme covered Tadworth Primary School, Manorfield Junior School and Earlswood Junior School,
with works delivered during the summer and autumn terms.

Refurbishment

Comprehensive Roofing Replacement and Upgrades

The works comprised comprehensive replacements to multiple roofs across the three sites, using tiled and flat roofing systems. Working with supply-chain partner Langley Roofs, KPS coordinated the provision of materials, quality control oversight and insurance-backed warranties, giving each school a 25-year guarantee for its new roofing systems.

Some key highlights of the projects were:

Over 1000lm of complex Scaffolding installed across the 3nr sites, including electric hoisting for each site, installed by our NASC approved Scaffolding Contractor.

Approx 2000sqm of Tapered Insulation & Felt Overlay System to the roofs at the 3nr Schools.

Over 500sqm of Tiled Roofing Systems on Tadworth including New Tyvek VCL, Uprated Batten, and Redland Tiles.

52nr Dual Layer Polycarbonate Rooflights in accordance with Langley Roofing Specification.

Zero Reportable Incidents during the project.

Installation

Managing Live School Sites and Unexpected Challenges

Because the works had to run simultaneously across three live school sites, both during and outside term time, continuity of site leadership was essential. KPS deployed directly employed site-management teams at each school, supported by a senior site manager who provided programme-wide oversight. This structure enabled the teams to build strong working relationships with facilities management staff, headteachers and business managers. Several stakeholders commented on the smooth delivery and the teams’ attentiveness to the needs
of their schools and pupils
A key challenge was the limited availability of suitable record drawings because of the age of the estate. At one school, where fascia and cladding replacement formed part of the roofing works, intrusive investigations revealed that fire breaks had not been installed behind the existing cladding. The existing construction was therefore non-compliant from a fire-safety perspective.

FIRE SAFETY & COMPLIANCE

Resolving Fire Safety Challenges with Specialist Expertise

As a BM TRADA-accredited contractor, KPS mobilised its supply chain, relevant technical specialists and fire engineers to design suitable adaptations and install the required fire-stopping details before the new cladding was fitted. The solution was agreed with the client and approved by Building Control. Access to the right expertise enabled KPS to respond quickly, maintain progress and mitigate programme risk.

COMPLETION

Successful Delivery with Quality and Minimal Disruption

All schemes were completed on time and within the desired budgets, with all sites getting full sign off from Langley and NFRC Competent Roofing Approval Scheme.
Visits to each site post the works completion had a common key thread when speaking to all the site leads. Quite simply how did you manage to complete these works without disrupting the teaching of the children and the day-to-day operations, our answer by creating strong working relationships with the site stakeholders, by using dedicated KPS Managers to control sites, and planning works down to each day by day activity constantly honing and adapting to suit the changing environment at each school.
